RENTAL REHAB PART I

I’ve been quietly working on a few projects  over the summer, one of which I’m calling  the rental rehab.  Before renting the apartment to its new tenants, this sun filled home needed a refresh. As it’s a rental, the budget for fixing up the apartment is very tight. 

 

Our main focus is to update the kitchen, hallway, and bathroom in a cost effective manner.   Here's our plan of attack! 

 

KITCHEN:

 

TO UPDATE:

  • Paint cabinets 

  • Update cabinet hardware (generously provided to us by Emtek

  • Replace lighting 

  • Update the backsplash with a combo of shiplap (generously provided to us by Metrie) and 4'x4' tile we had on hand from a previous project 

 

TO KEEP:

  • Flooring 

  • Appliances 

  • Faucet 

  • Counters 

 

TO ADD:

  • Pendant light over Table

  • Dining table, chairs, art and accessories for staging

 

HALLWAY:

 

TO UPDATE:

  • Paint ceiling, trim and doors. 

  • Refinish floors 

 

TO KEEP:

  • Flooring 

  • Windows 

 

TO ADD:

  • Shiplap to walls (provided by Metrie

  • New hardware on the closet and bedroom doors

  • Art and accessories for staging 

 

BATHROOM:

 

TO UPDATE:

  • Paint color 

  • Spray paint existing accessories 

  • Replace vanity light 

 

TO KEEP:

  • Sink, tub, toilet and all fixtures 

 

TO ADD:

  • Shower curtain, bathmat, art + accessories for staging 

 

The majority of the budget will go to paint and updating the lighting fixtures. My family is undertaking the painting, installation of shiplap, floor refinishing, and styling.  To complete this rehab in the most cost effective manner, we’re using whatever we have on hand. For example, we had excess backsplash tile for the kitchen, and lots of left over paint from my last ORC
